Property-focused qualification for real estate investors
DSCR qualification generally centers on the rental property’s income and debt obligations rather than a traditional personal-income calculation. Final eligibility and terms depend on credit, leverage, property type, rent support, reserves, appraisal, title, state, and current program availability.
- Current payoff and subordinate-lien review
- Ownership-seasoning questions
- Requested loan and cash-out amount review
- Business-purpose use confirmation

Common program fit
How investors use this DSCR path
These are common review scenarios, not approvals or commitments. A specialist must confirm the property, borrower, state, and current program.
Portfolio growth
Use eligible proceeds for the next investment
Cash-out proceeds may support reserves, improvements, debt restructuring, or another investment-property strategy when permitted.
Equity review
Measure gross and net proceeds correctly
Separate property value, existing payoffs, requested loan amount, and the estimated cash-out objective.
Free and clear
Review an unencumbered rental property
A free-and-clear property can enter the cash-out path with a zero first payoff, subject to seasoning and current program rules.

Frequently asked questions
DSCR Cash-Out Refinance for Rental Properties FAQs
What is a DSCR cash-out refinance?
It replaces existing financing and may provide additional proceeds for eligible business or investment purposes.
What can proceeds be used for?
Eligible uses may include reserves, renovations, property improvements, debt restructuring, or acquiring additional investment property.
How is available cash out determined?
Potential proceeds depend on value, current liens, permitted leverage, credit, rent coverage, seasoning, state requirements, and program guidelines.
Can I cash out a free-and-clear rental?
Free-and-clear rental properties may be reviewed, but seasoning and program rules can affect leverage and proceeds.
Does a HELOC affect the review?
Yes. Enter the balance and choose whether to pay it off or keep it. A retained balance affects combined loan-to-value (CLTV). Any cash-out estimate remains subject to confirmed payoffs, costs, and program review.
Can an LLC-owned property cash out?
Eligible LLC-owned rental properties may be reviewed, subject to entity, guarantor, title, state, and program requirements.

New loan amount is not cash received
Estimated net proceeds begin with the new loan amount and subtract liens being paid off and applicable closing costs or other required deductions. Keep the target cash you hope to receive separate from the gross loan request. Final proceeds depend on the closing statement and confirmed payoffs.
A simple proceeds illustration
For illustration only: a $300,000 new loan minus $220,000 of payoffs and $12,000 of assumed closing costs and other deductions leaves $68,000. These invented amounts illustrate subtraction only. They are not a rate quote, fee estimate, loan limit, or evidence that a particular property qualifies.
Equity and rent coverage are different checks
A property may have equity and still require a different requested amount after the rental income, payment structure, expenses, reserves, credit, and program rules are reviewed. Ask the specialist to show both the leverage calculation and the rental-income support used for the proposal.
Explain the intended investment use
Describe the business purpose, such as rental improvements or another investment-property acquisition. Share acquisition timing, improvements, ownership, and any liens. A free-and-clear property removes a mortgage payoff from the calculation; it does not eliminate eligibility, title, seasoning, or cost review.
