Property-focused qualification for real estate investors

DSCR qualification generally centers on the rental property’s income and debt obligations rather than a traditional personal-income calculation. Final eligibility and terms depend on credit, leverage, property type, rent support, reserves, appraisal, title, state, and current program availability.

  • Rate-and-term refinance path
  • First mortgage and second-lien payoff review
  • Free-and-clear and ownership-seasoning logic
  • Rent, taxes, insurance, and HOA review

Common program fit

How investors use this DSCR path

These are common review scenarios, not approvals or commitments. A specialist must confirm the property, borrower, state, and current program.

Maturing debt

Review a balloon, bridge, or private-money payoff

Eligible rental properties may be reviewed when refinancing maturing or short-term financing.

Lien structure

Account for a HELOC or second mortgage

Useful information

Documents and details that may help

You do not need every document to begin the quote. These items can help the specialist move from an initial scenario to a more complete review.

  • Current mortgage statement
  • Second-lien statement when applicable
  • Lease, rent roll, or market-rent support
  • Insurance, taxes, and HOA information
  • Entity and title documents when applicable

Before you proceed

Important eligibility considerations

  • Recent title transfers may affect seasoning
  • Retained subordinate financing can affect combined leverage
  • Cash received at closing may change the transaction to cash-out
  • Prepayment structure and reserves vary by program

Frequently asked questions

DSCR Refinance Loans for Rental Properties FAQs

What is a DSCR rate-and-term refinance?

It replaces existing rental-property financing without a primary cash-out objective. The review focuses on payoff, value, rent, expenses, credit, and program fit.

What information is needed?

Useful initial information includes property value, first and second-lien payoffs, monthly rent, expenses, credit range, ownership seasoning, and requested loan amount.

Can a free-and-clear property be refinanced?

A free-and-clear rental property may be reviewed through the refinance path, subject to seasoning, purpose, leverage, and current program guidelines.

Can DSCR refinance private or bridge financing?

Eligible scenarios may be reviewed when refinancing private, bridge, hard-money, or maturing financing, subject to documentation and program rules.

What if there is a HELOC?

Enter the second-lien or HELOC balance and choose whether to pay it off or keep it. Retained balances are included in estimated combined loan-to-value (CLTV); final treatment requires specialist review.

Are personal-income documents required?

Many DSCR programs focus on property cash flow instead of personal income, but final documentation varies by program and borrower.

Compare the full cost, not only the new payment

Put the existing note rate, remaining term, payment structure, and any prepayment charge next to the proposed refinance terms. A lower payment can reflect a longer term rather than a lower total borrowing cost. Review origination charges, third-party costs, escrow changes, and how long you expect to keep the loan.

Use a break-even estimate carefully

For a simplified comparison, divide costs you expect to recover through payment savings by estimated monthly savings. For example, $6,000 of comparable refinance costs divided by $200 of monthly savings equals 30 months. This is arithmetic only, not an offer or a complete cost analysis; it does not account for a changed term, amortization, taxes, or future payoff timing.

Payoffs and retained liens need separate treatment

A statement balance is not necessarily the amount required to pay a loan off on closing day. Identify each first mortgage, HELOC, or other lien, whether it will be paid off or retained, and any required subordination. A retained lien affects the complete financing structure even when it is not paid with the new loan.

Seasoning and occupancy still matter

Explain when you acquired the property, how you currently use it, and whether improvements or a prior financing transaction affect the review. Refinancing a free-and-clear property requires purpose and program review; it should not automatically be assumed to receive rate-and-term treatment.
